Four Seasons and Waldorf Astoria Are Coming to Cherry Creek: What Condo Buyers Should Know

What luxury condo buildings are coming to Cherry Creek?

Two hotel branded condo buildings are on the way in Cherry Creek North. Cherry Creek, A Four Seasons Private Residence was announced on October 29, 2026: 42 homes in an eight story building at 215 Detroit Street, still in city design review with no prices or start date yet. A few blocks away, Waldorf Astoria Residences Denver Cherry Creek broke ground in November 2025 at 185 North Steele Street, with 37 homes and move ins targeted for early 2028.

The Four Seasons Cherry Creek announcement on October 29, 2026 makes it official: Cherry Creek is about to have two hotel branded condo buildings within a short walk of each other. Four Seasons picked a block of Detroit Street for its first standalone residences in Colorado, and Hilton’s Waldorf Astoria brand is already pouring concrete on Steele Street.

If you own a condo in Cherry Creek, are thinking about buying one, or simply walk these streets every weekend, here is what is planned, who is behind each building, where things stand right now, and what it could mean for the neighborhood. Every fact below comes from the developers’ own announcements or recent local news, and we link to each source.

What Is Cherry Creek, A Four Seasons Private Residence?

It is a planned eight story building with 42 condominium homes, branded and serviced by Four Seasons but with no hotel attached. Four Seasons and the developer announced it on October 29, 2026, according to ColoradoBiz and Mile High CRE. It is the brand’s first standalone residential project in Colorado. Denver already has Four Seasons homes downtown, on the upper floors of the Four Seasons Hotel Denver tower that opened in 2010, but this is the first one built only as residences.

Who Is Building the Four Seasons Residences, and What Is on the Site Now?

The owner is 215 Detroit Street Cherry Creek Property LLC, a group made up of Wexford Real Estate Investors of West Palm Beach, Florida; Stillwater Capital of Dallas; Zabel Investment; and Denver based Brue Baukol.

The site covers about 0.72 acre on the 200 block of Detroit Street. Developing MyCity reported that a Stillwater affiliate assembled it in 2022 for about $29 million, and that an 80 unit apartment building was approved for the same land in 2021. BusinessDen first reported in February 2026 that the team had switched from apartments to condominiums under the Four Seasons name.

Today the block holds a row of low rise retail buildings, which the new building would replace. Developing MyCity also notes that the site is subject to height and view plane rules tied to Cranmer Park, which protect the mountain view from that park.

Is the Four Seasons Building Under Construction Yet?

Not yet. As of the latest public reporting, the project is in Denver’s design review process, with a new urban design submission filed in January 2026, according to Developing MyCity. It still needs further design approvals and building permits before demolition or construction can start, and no construction start or completion date has been announced.

That matters if you are a buyer. Branded condos are often sold off plans long before they open, so early buyers usually commit with a deposit based on floor plans and renderings. Ask the sales team for the purchase agreement, the deposit terms and what happens to your deposit if the timeline slips, and have a Colorado real estate attorney read it before you sign.

What Is Waldorf Astoria Residences Denver Cherry Creek?

The Waldorf Astoria project is further along. Developer Property Markets Group, known as PMG, broke ground on November 19, 2025 at 185 North Steele Street, according to Mile High CRE and the Denver Gazette. It is Colorado’s first Waldorf Astoria branded residence, and like the Four Seasons project it is homes only, with no hotel rooms.

  • Homes: 37 residences from 690 to 3,879 square feet, according to Hyder Construction.
  • Building: five stories with one level of underground parking, according to Homes.com News.
  • Prices: starting at $2.3 million when Homes.com News reported on the launch in November 2025.
  • Design team: architecture by Shears Adkins Rockmore (SAR+), with Carlos Ott on the concept design, and interiors by BAMO. Hyder Construction is the general contractor.
  • Amenities: a lounge modeled on the Peacock Alley hallway of the original Waldorf and Astoria hotels, a restaurant on the ground floor, a rooftop pool with a bar and lounge, a wellness center with massage, sauna and steam rooms, a fitness studio, a covered drop off at the lobby, EV charging and valet parking. Some homes have semi private elevators and balconies.
  • Financing: PMG secured $107.5 million in construction financing from Maxim Capital Group in August 2025, per Homes.com News. Property records cited by the Denver Gazette show the land was bought in 2021 for $18.75 million.

Construction is moving. Mile High CRE reported in June 2026 that Hyder had completed the first foundation pour on April 9 and the largest on May 28, with the final pour planned for the end of August, about 6,115 cubic yards of concrete in all. Completion is slated for the first quarter of 2028.

Sales have been strong. The Denver Gazette reported 65% of the homes sold at groundbreaking, and the building’s own website said 75% were sold when we checked in October 2026.

What Do Waldorf Astoria Cherry Creek Condos Cost?

Homes at Waldorf Astoria Residences Denver Cherry Creek started at $2.3 million when sales launched, according to Homes.com News in November 2025. Hyder Construction, the builder, lists homes from 690 to 3,879 square feet, with the largest plans on the upper floors.

No full price list is published. With the building’s own website reporting 75% of the 37 homes sold in October 2026, the remaining choices are limited, and current prices come from the sales gallery. If you are comparing, ask for the price per square foot, the estimated monthly dues and the parking that comes with each home, and weigh them against resale condos in established Cherry Creek buildings.

Four Seasons has not released prices for its Cherry Creek homes yet. We will update this article when it does.

How Do the Two Buildings Compare?

The short version: the Waldorf Astoria is smaller, shorter and already rising, with most homes spoken for. The Four Seasons building is larger, offers a wider range of home sizes, including some bigger than anything at the Waldorf, and is still on paper, so early buyers will have more choice of floor plans but a longer and less certain wait.

What Do These Buildings Mean for Cherry Creek Buyers and Sellers?

Two global hotel brands choosing the same few blocks says a lot about how developers see Cherry Creek North: as a place where buyers want hotel style service within walking distance of shops and restaurants. A few practical points follow from that.

  • For buyers of new homes: both projects are aimed at the very top of the market. Plan on monthly homeowners association dues that cover concierge, valet and spa staff, and ask for the projected budget before you commit.
  • For owners of existing Cherry Creek condos: new branded buildings tend to draw attention, and buyers to the area, but they also compete for the same downsizers and second home owners. Older buildings with good locations and lower dues can be an easier fit for buyers who do not want to pay for a full service staff.
  • For neighbors: the Four Seasons site still has to clear design review, and the Cherry Creek North streets around Detroit and Steele will see construction traffic for the next couple of years.
